Debt Service Coverage Ratio (DSCR)
📖Definition: DSCR measures how easily a business can cover its debt payments, calculated as operating income (or cash flow available for debt service) divided by total debt obligations (interest + principal) over a period
📊Why it matters: Lenders and investors use DSCR to judge how risky it is to lend to or invest in a company. A DSCR above 1.0 means the business generates enough cash to pay its debts; the higher the ratio, the more cushion it has against downturns
💡Example: If a self-storage company generates $1.5M in annual cash flow after operating expenses and owes $1.0M per year in interest and principal, its DSCR is 1.5x. That tells a lender the business has 50% more cash than it needs to cover debt service
