Debt Service Coverage Ratio (DSCR)

📖Definition: A measure of a business’s ability to cover its debt payments, typically Operating Income (or EBITDA/NOI) ÷ Annual Debt Service

📊Why it matters: Lenders (and buyers) use it to judge repayment safety—higher DSCR = more cushion if revenue dips or costs rise.

💡Example: If a business generates $1,200,000 of EBITDA and has $900,000 of annual principal + interest payments, DSCR = 1.33x
